What documents are required from owners / societies before initiating redevelopment?

Important documents to keep ready are – 

  • Conveyance deed to confirm transfer of property to the owner or society, 
  • Property card which confirms the land title, society name, plot area, and status of land (free hold vs. lease hold)
  • Existing approved building plan which contains details of current area occupied by owners / tenants / society members
  • Encumbrances or litigations concerning the plot
  • One time corpus or “hardship compensation”
  • Monthly rent payment
  • Additional area above the existing area occupied by owners / tenants, society members

 

Compensation is determined by several factors, the most relevant ones being – i) Plot size and existing area occupied by owner / tenants,  society members, ii) FSI potential of the plot considered for development, iii) Location of the building

  • IOA (Intimation of Approval) Approval of project plans from municipal authorities 
  • Commencement certificate (CC)Authorization for a developer to commence construction
  • Occupation certificate (OC) – Final document which marks the project as completed
  • Procurement of initial documents by owner / society (conveyance deed, property card, existing approved building plan 
  • Exchange of Offer Letter to the owner / society by developers
  • Execution of Development Agreement with owner / society
  • Issue of Intimation of Approval (IOA) / sanctioning of plan
  • Shifting of tenants / members to alternate accommodation followed by building demolition
  • Obtaining Commencement Certificate (CC) to begin the construction 
  • Obtaining Occupation Certificate (OC) once the project is completed 
  • Possession of flats and society formation
